Aircon Maintenance: The What, How and Why

Did you know? Singapore has more air-conditioner installations per capita than its Southeast Asian counterparts. From homes, offices, food establishments to public transportation, almost everywhere in Singapore is air conditioned. This is no surprise, as Singapore has hot weather all year round, unlike countries where there are four seasons. Singapore’s weather is warm and tropical year-round, varying from sunny days with high temperatures to rainy months with high rainfall.

Most Singaporean households have aircons installed in their homes, with about 79.7% of households in Singapore having an air conditioner installed. Your air conditioner’s filters, coils, and fins require regular maintenance for the aircon to function properly and efficiently throughout its lifespan. Without regular maintenance, you may encounter constant problems with your unit over time and have to spend unnecessary money on repairs and replacement.

This article will teach you all you need to know about aircon maintenance, what it is, how is aircon maintenance important to you, why you should regularly perform aircon maintenance and how often you should do maintenance works for your aircon. Aircon maintenance and aircon servicing are terms that can be used interchangeably and mean the same thing.

Aircon maintenance should be taken seriously and only be done in the hands of an experienced aircon technician. Contact a reliable, skilled and experienced aircon servicing company to do regular maintenance for your aircon unit, instead of trying to do so yourself. It is a very common issue that aircons get damaged when they are not handled properly, so always rely on professional help when it comes to your aircon.

What Is Aircon Maintenance And How Is It Done?

Maintaining your air conditioner and having it serviced on a regular basis helps to ensure optimal performance and reliability of your unit. It is crucial to have your aircon checked and serviced regularly by a qualified aircon technician, who can accurately identify problems with your aircon and fix it. Essentially, aircon maintenance is about inspecting, cleaning and conducting repairs to your air conditioner unit so that it can achieve better performance and efficiency. To understand what aircon maintenance is, we need to know the important components of an aircon and how maintenance is carried out in those components.

Air Filters

Air conditioner filters are used to remove solid contaminants in the air, such as smoke, pollen and dust to ensure better air quality in the room. The filters are used to process dirty air and help the air conditioner to discharge clean and cool air to the space. There are many types of filters, some which can be reused while some have to be replaced routinely.

The presence of dust and debris accumulated on the air filter could lead to reduced coolness inside a room. Maintenance to this area includes cleaning and removal of dust particles that have been stuck on the filter panels with the use of water and chemical substances. Once the air filter has been cleaned, the air conditioner can effectively release cool and clean air into the room. The air filter is relatively easy to clean and can be done both by a professional and yourself.

Air Conditioner Coils

An air conditioner typically contains the evaporator coil and the condenser coil. The role of air conditioner coils is to help with cooling. Over use, the coil will collect dust and become dirty. The efficiency of cooling will be impaired if the coils are not kept clean and in proper working condition.

Regular cleaning with water or with a brush will not be able to clean the coils completely so you should rely on professional help for this. After inspection, professional aircon technicians utilise special chemicals approved for use on aircon cleaning to get rid of the bacteria and the dirt that is stuck on the coils. A clean coil means better performance for your aircon.

Coil Fin

In an air conditioner, there are two aluminium fins – the evaporator and condenser coil fin. Both fins allow air to flow in and out of an air conditioner. The condenser fins are located outside of an air conditioner and it helps to move heat away from the air conditioner for effective cooling. While the evaporator fins help to extract heat from the air through a thermal energy exchange process and deliver cool air through the ducts and vents into the room. These two coils collect dirt as time goes, which will hinder airflow and result in inefficient cooling.

The coil fins are firstly inspected and then dried-cleaned with a brush. Afterwards, a coil cleanser is used to clean the coil fins and the fins are rinsed clean with water. As the coil fin is easily bent, this process has to be very careful and the coil fin needs to be straightened out if bent. Engage an aircon technician for your maintenance as they will know how best to clean and service your aircon.

Compressor

The compressor plays a major role in the overall cooling system. The compressor takes the heat in the air and throws it outside, allowing the cooled air to circulate inside your room. It does this by turning the gas refrigerant that circles through the inner components into a liquid, releasing heat into the outdoors in the process.

The compressor can only be accessed after the grill has been unscrewed and moved out of the way, to do this, an aircon servicing company should be contacted. To clean the compressor, the technician will manually remove the debris and dirt in the vent by wiping it with a clean cloth. For stubborn dirt, they will spray it with a water hose. However, it is crucial to dry it after cleaning to prevent any possibility of water accumulating in the vent.

The other parts of the condenser unit can be cleaned with a cleaning agent and a soft brush. An examination of the condenser unit can be carried out to ensure that there is no blockage and that the system operates at the ideal pressure and temperature.

Condensate Drains

The condensate drain plays a key role in removing condensation that is produced by your aircon’s evaporator coil. Over time, algae, mould and dirt accumulated inside and can clog the drain, resulting in elevated humidity, musty odours and even water leakage from your aircon. The clogged condensate drain will also hinder the ability of the cooling system.

Cleaning the condensate drain is not an easy task, you should rely on the help of professional aircon technicians to do this for you. In the event that your condensate drains are full of debris and are clogged, the technician will use a long, thin brush to unclog it and then use a vacuum cleaner to remove the debris. Flushing may sometimes be done as well. Cleanser is used to remove the dirt and a bleach and water mixture are used and poured down the line to further clean the drain.

Refrigerant

A part of aircon maintenance is the inspection of your air conditioner and fixing any problems that have been identified. Additional charges may be required if the services are not included as part of the maintenance, such as chemical wash or topping up of refrigerant. When the refrigerant levels are low, the air conditioner may not be as cold as before.

Topping up of gas might be done at this point if the technician finds that the gas levels are low. Gas is also known as refrigerant or coolant and most air conditioning systems use a refrigerant called Freon. When the unit contains less than the proper amount of gas required, little or no cooling will take place. If the system’s coolant lines are damaged, it should be replaced to increase the cooling efficiency of the aircon unit.

At the end of the checks, cleaning and servicing, the aircon technician will conduct an investigation and verification of all the electrical components for wear and tear. If all is good, they will proceed to do a trial run with the air conditioner to make sure that it is working in optimal condition before concluding the maintenance service.

Hire Professional Help and Do Regular Aircon Maintenance

Regular aircon maintenance improves the efficiency, reliability and the life span of your air conditioning system, thus saving you a lot of money on electrical bills and potential repairs when your aircon breaks down. It is recommended that you service and do maintenance work for your air conditioner every 3 to 6 months, or at least once a year. But this depends on how old your unit is, how often the aircon is being used and the environment. Keeping your aircon units in a good condition also has health benefits as clean aircons releases not only cooler air after maintenance but also clean air.
